My family and I were looking for a piece of land near the ocean in Costa Rica. When we found an option in Playa del Coco, it seemed like exactly what we needed. Great price, good location — everything looked perfect.

We even went through a standard legal check with a lawyer. We were told that the property was clean, there were no encumbrances, and all documents were in order. To be honest, at that point we had practically made the decision to buy and were preparing to place a deposit. But based on a recommendation from friends in Canada, we decided to do one more check and contacted Arthur’s team. It turned out to be the best decision in this entire situation.

During the verification process, it was discovered that the land is located in an area where groundwater levels rise during the rainy season, causing flooding.

Simply put — you cannot realistically build on this land.

Most importantly, this information was not reflected in any official registry documents, and it is not something a standard legal check would reveal.

Arthur’s team reviewed zoning regulations, spoke with local specialists, and showed us the real situation — something we would have never been able to identify on our own. If we had purchased this property, we would not have been able to obtain a construction permit, our money would have been effectively “frozen,” and reselling the land would have been extremely difficult.

Later, we learned that previous owners had already tried to obtain a building permit — and failed.

In the end, we walked away from the deal before placing any deposit. Today, I am absolutely certain that without this verification, we would have lost a significant amount of money.
